The discovery of  geotechnical and/or structural defects of   real properties creates the need for extensive damage review and retrofitting to cure a defective physical condition . We review the Colorado construction defect laws from their creation by expansive soil cases  from the 1990’s to their current focuses. We then examine the history of expansive soil claims in Colorado and the recommended cures depending on the severity of the condition. From a database of prior houses with expansive soil claims, we extract houses that were sold pre and post retrofitting to determine any price effects  and  and market resistance that may remain .
